Any and or all other Quotes are estimates based on the credit score that YOU as the borrower provides. Credit scores below 720 will have add-ons based on risk factor of the borrower. A .25 basis point is added on in pricing quote for Cash-out refinances.  Basis points are added on if your loan amount is below $300K. If you are interested Affordable Terms Mortgage LLC will provide a Quick quote for you based on the information provided. Please provide a creditable credit score of what your actual score is. You can get an annual free credit report online. All loan requests are subject to complete approval and full underwriting conditions being satisfied. NO exceptions. 
KEY NOTE: if you want the lowest interest rate available on the wholesale market YOU WILL pay higher closing costs because there is NO rebate to offset the closing costs. Your loan payment will be lower then a higher interest rate that provides REBATES to off set your closing costs. You can choose to have the lender pay the broker fee - however your interest rate will be higher resulting in 
a higher interest payment to the lender. It is best to look at both options so that you can make a decision that is best for you. If you are going to stay in the home longer then 7 years it is to your advantage to go with the lowest interest rate because at the end of the day you will be saving yourself thousands and thousands of dollars.
